Compact MBR Turns Compliance into Revenue for RV Park

From Septic to Sites: MBR Upgrade Boosts Capacity and Revenue at Bay Meadows

Faced with new regulations and site constraints, an RV Park turned to Newterra’s compact MBR system to meet strict effluent standards. Installed in just 20 weeks, the solution freed up land for new RV sites—transforming a compliance challenge into a revenue opportunity.

CHALLENGE

Bay Meadows is a year-round RV and mobile home park situated along the shores of Lake Ontario in Prince Edward County. Historically, the site relied on a subsurface septic system for wastewater treatment. However, recent regulatory changes rendered this approach non-compliant.

A significant complication was the site’s proximity to Pleasant Bay—a small lagoon separated from Lake Ontario by a thin strip of land. Unlike the lake, Pleasant Bay lacks the ability to naturally dilute effluent, as confirmed by a Surface Water Assessment. Additionally, high bedrock and limited available land meant that a traditional treatment solution was neither feasible nor economical.

SOLUTION

After evaluating multiple options, Newterra was selected to supply a modular Membrane Bioreactor (MBR) system. The decision was based on Newterra’s proven ability to deliver high-performance treatment systems under tight timelines and regulatory requirements.

Turnkey system delivered in just 20 weeks from order to commissioning
Design flow: 21,925 GPD (83 m³/day)
Footprint savings: Traditional treatment methods would have required four times more space
Compact design: Housed in two ISO high-cube containers, requiring only a 16’ x 40’ pad

RESULTS

The new MBR system meets all stringent effluent quality standards, ensuring environmental protection for Pleasant Bay and surrounding ecosystems.

In addition to environmental benefits, the compact design freed up land previously occupied by the old septic bed. Bay Meadows plans to repurpose this area for additional RV sites, directly boosting the park’s revenue potential.

Newterra’s modular MBR systems deliver a unique combination of high-quality treatment performance, rapid deployment, and a compact footprint that makes them ideal for space-constrained sites. Designed to meet stringent regulatory standards, these systems not only ensure environmental compliance but also create revenue-positive outcomes for clients by unlocking valuable land for other uses.

Newterra’s modular MBR systems deliver a complete treatment plant in a compact, containerized unit—easy to install, operate, and scale.
